Our customer, located in Vaughan, ON, are seeking a detail-oriented and analytical part-time Real Estate Accountant to join our team. The ideal candidate will play a vital role in preparing month-end and year-end financial statements for multiple entities in construction services, property development and leasing of commercial and residential properties.This position offers an opportunity to work in a dynamic environment where strong analytical skills and proficiency with accounting software are essential for success.
This Accountant role is immediately available for 3 days on-site per week. Additional days of work may be available.
RESPONSIBILITIES:
- Prepare bookkeeping, bank reconciliations and financial statement, ensuring that proper and accurate recording of operating activities. Prepare monthly working papers as required,
- Process accounts payable and accounts receivable transactions. Prepare and verify general, sales and admin, and common area maintenance budgets and analyze variances monthly.
- Ensure that investments in subsidiaries are recorded in compliance with ASPE and intercompany accounts are balanced each year-end. Prepare month-end accruals, deferrals and other journal entries as necessary to ensure the accuracy and completeness of the financial statements in compliance with GAAP.
- Maintain continuity schedules for property, equipment and mortgages including for land, buildings, equipment, ensuring compliance with including acquisitions, disposals, depreciation, amortization and related journal entries.
- Prepare quarterly schedules and reconciliations to ensure differences in depreciation and CCA amounts are consistent with documented accounting policies.
- Prepare payroll using Sage 50 and outsourced payroll services such as ADP or Ceridian/Dayforce. Prepare and file payroll remittances and prepare T4s, T5s and Summaries for filing. Comply with CRA rules on taxable benefits and issue T2200 and ROEs as required.
- Prepare a standardized set of monthly financial statements for review by the CFO and the Board including bank reconciliation, subledgers, trial balance, balance sheet, retained earnings/dividend schedule and income statement.
- Prepare year-end adjustments and financial statements for income tax preparation ensuring that final retained earnings transactions are complete and accurate based on accounting firm’s adjustments.
- Prepare HST filings ensuring that each HST return is reconciled to CRA NOA on a timely basis and report discrepancies to the CFO.
- Comply with the organization’s environmental, health & safety, and employee policies and standards.
- Perform any other duties as required such as back up for other accountants’ absences.
REQUIREMENTS:
- Minimum post-secondary diploma or degree in accounting
- Minimum five years of hands-on, full cycle accounting and financial reporting experience with Ontario small-to-medium sized business.
- Recent experience with payroll preparation and current knowledge of Ontario ESA and CRA rules on taxable benefits and allowances.
- Proficiency in the use of Sage 50 is mandatory. Transition for some properties to Yardi Breeze is currently in place. Knowledge of Yardi breeze an asset but not mandatory.
- Excel beginner level certification is an asset.
- Knowledge of ASPE and general accepted accounting principles for the real estate industry is an asset.
- Excellent analytical skills with attention to detail and accuracy.
- Excellent administration skills, communication skills (verbal and written).
- Must be able to work on-site in Vaughan, Ontario.
- CPA, CMA, CGA designation or enrollment with CPAO is an asset.
